Marketing Plan
- Pricing Strategy: Compute a Comparative Market Analysis (CMA) and review in detail with
you to determine the best price and calculate net proceeds to you from your property.
- Walkthru/Photos: View/measure your house for proper representation and complete the listing
paperwork outlining every detail of your property and take as many photos as possible.

Staging/Packaging the Property for Sale: Suggest and advise you on changes to STAGE your
house for marketing. This includes a brochure, checklists, and video tape.

MLS: Place your property in the Multiple Listing Service (MLS), which is on line 24 hours a day
to Realtors. This includes NO LIMIT to the number of color photos!! We mail/email you a copy for
your approval and suggestions, make up-to-the minute changes and updates to your listing until it is
sold!
- Listing Kit: Immediately order a listing kit from a title company to verify lot size, square footage,
pre-title verifications, plat map of the neighborhood, CCR's and Bylaws, etc.
- Lockbox: Use of the electronic Supra Keysafe System to ensure maximum exposure and safety of
your property through Realtor access. It records all showings for our DAILY follow up!!!
- Sign: Have a 4x4 post sign professionally installed in your yard, plus add any appropriate riders
i.e., pool, fireplace, spa, large lot etc.
- 24/7 Hotline 800#: Your sign and all ads, etc. will contain an 800# with a custom voice message
commercial for buyers to hear details on your property including a call capture feature. We follow up!
- Info Box: Offer you an information box for your yard sign, as requested,
with a constant supply of house brochures.
- Brochure: Design and print professional color brochures,
promoting your property to potential buyers and other Realtors.
We distribute brochures to all realtors in my office, throughout the
southeast valley, and to potential buyers in my database.
- Internet: Have your property listed and enhanced on
Homes.com, Realtor.com, Azcentral.com, Craig's List,
even E-Bay and more with photos and expanded
descriptions!
- Mass E-mail: the "New Listing" through Hot
Marketer to prospects in our database and Realtors
throughout the valley.
- Relo: Offer the services of the RELO and CRS networks by distributing your property
information to our corporate and relocating clients and contacts.
- ChoiceOneProperties.com: Home page exposure on our company site with unlimited photos and
high exposure through Overture and Dex Web Clicks! Hundreds monthly!
- Honest Feedback: We'll check the lockbox web site daily and display a sign-in sheet for Realtors
and promptly follow-up on all showings. You will receive feedback through your listing reports.
- Networking: Network with agents who have nearby listings and/or qualified buyers to be sure
they have accurate information and know how to show your property.
- Reports/Updates: Send you listing service reports updating you on marketing/activity received to
date every other week and conduct a complete review every four weeks.
- Write/Evaluate/Advise and Negotiate Offers: Represent you on all contracts and negotiate the
best price, terms and conditions appropriate for today's market including the best protection clauses!
- Loan Verifications: Verify all loan balances in advance to prepare a detailed net sheet for you
upon negotiations of any offer and confirm any prepayment clauses.
- Market Conditions: We'll review market conditions and activity every four weeks and
recommend necessary adjustments in our marketing and price to sell your house.
- We Answer the Phone: Sounds like a simple concept! Our phones are always forwarded to
Cathy or one of her agents every evening and weekends--we are always on call!!
- Yellow Pages/Dexonline: The LEADER ad in the East Valley yellow pages keeps the phone
ringing almost daily bringing us potential buyers for your property as well as our featured listing in
Dexonline.com.
- Customized Programs: We can customize a marketing plan and commission structure suitable to
meet your needs and expand it as necessary to promote your property.
- No Hassle Cancellation: If for any reason you are not satisfied with our services we will cancel
your listing at no charge. Just put your request in writing.
- Buyer's Agents: We have full time licensed agents on our team who show our listings first before
showing any other MLS listings to their buyers.
- Prequalified Buyers: We prequalify all buyers before showing them homes and Cathy Joyce is
also a mortgage broker and can pre-approve any buyer including you for your next home.
- Advance Fees: We do not charge any fees or commissions up front. We only get paid when we
sell and close on your property.
